New proposals have been put forward that are designed to inhibit further increases in the number of foreclosure houses. These proposals range from easing lending requirements to converting foreclosed homes into rental residential properties.
Meanwhile, more buyers are coming into the market taking advantage of the cheap prices of foreclosure homes for sale. There is no denying that opportunities abound both for first time home buyers and for those who are planning to invest in real estate.
Suggestions to Minimize Foreclosures
The U.S. Federal Reserve has recently recommended making it easier for home foreclosures to be converted into rental houses. The Fed also stated that there is a need to make it easier for consumers to access mortgage credit, which the agency believes will prevent more homes from falling into foreclosure.
A lot of analysts have expressed support for these suggestions, with some asserting that borrowers should be allowed to refinance existing loans and that underwriting standards should be loosened to prevent more homeowners from losing their properties. They also suggest lowering down payments and easing credit score requirements.
Buyers Benefiting from Low Prices
What these recommendations are mostly aiming for is to prevent further increases in the number of foreclosure houses that are already in the market. Meanwhile, those foreclosures that are already available for sale are getting the attention of more and more buyers, including foreign purchasers.
Foreign buyers are mostly targeting the areas of California and Florida for their home buying spree. There are several incentives that attract both local and foreign buyers to home foreclosures. For one, they are cheap. For another, there is ample supply from which to choose from. And of course, mortgage rates have remained low.
Whether these proposals will be implemented or not will not be known until months from now. At present, buyers and real estate investors are escalating their buying activities as they try to grab the foreclosure homes that are available before prices start to rise.
